3634 Camellia Bay is exactly the kind of Mandarin property our exterior side was built for: 5,342 sqft, two stories, a tile roof, generous concrete around the house, and a window count that demands an RO/DI rinse rather than a squeegee. With the last cleaning sitting more than a year back, we’re past maintenance — this is a reset.
We’ve structured this proposal in three phases so you can choose the pace. Every phase ends at a real stopping point. Nothing here is upsell pressure — it is the same trained exterior crew, the same manufacturer-approved chemistry, the same Gold Standard guarantee, just sized to the scope you want.
One note on tile: we never quote tile blind. The number you see is firm pending a 10-minute on-site walkthrough where we verify the underlayment, the field tile, and the ridge condition. That walkthrough is free, and it’s the difference between a number you can trust and a number that grows on invoice day.

First reset is always at the standard rate on either path — deep work earns its price. $1,200 annual exterior plan minimum (cleared by this property). Cancel any time with 30 days’ notice.
