3634 Camellia Bay is exactly the kind of Mandarin property our exterior side was built for: ~5,342 sqft of conditioned space, two stories, a tile roof, generous concrete around the house, and a window count that wants an RO/DI rinse rather than a squeegee. With the last exterior service sitting more than a year back, we’re past maintenance — this is a reset.

How we sized this with engineering-grade precision. Square footage, story count, and conditioned space came from your intake form + Duval county appraiser. The roof was measured by Roofr — an aerial photogrammetry service used by insurance carriers and roofing contractors — to a precision of single-foot edge lengths and individual facet areas. Roofr returned 8,550 sqft of total roof area, 58 individual facets, predominant 6/12 pitch, 716ft of eaves, 256ft of valleys, 568ft of hips, 156ft of ridges. The on-site walkthrough is now about condition, not measurement. Because Roofr already locked the geometry, the 10-minute walkthrough is purely a condition assessment — underlayment integrity, ridge-cap status, broken or slipped tiles, valley flashings. The number you see below is firm pending that condition check. If the walkthrough finds a tile in distress that needs replacement before we wash, we tell you before we start, not after.

Three phases, real stopping points. The proposal below is broken into three phases so you choose the pace. Phase 1 is the load-bearing piece — tile roof + whole-house soft-wash, the work that resets the home. Phase 2 adds the concrete drive and walks. Phase 3 closes out with exterior windows and gutters. Every phase ends at a real stopping point and a clean invoice; nothing here is upsell pressure.

One crew day. Always. Every surface in this proposal is executed in a single crew day — one truck, one setup, one invoice, one finish line. That isn’t a special offer. It’s how we work, on every exterior reset, on every property. We don’t come back tomorrow for the gutters and Thursday for the windows because the chemistry, the rinse plan, and the order of operations only work when the surfaces are sequenced together. The investment below is sized to that single-visit reality, not to a piecemeal alternative we’d never actually quote.

Where this sits in the Mandarin market. An 8,550 sqft / 58-facet tile roof is genuinely uncommon. Why our annual clients pay less and get more

  • The annual numbers are real cash + included service. Year 2 drops $755 off the reset, the mid-year algae touch-up on the north/northwest hips and valleys runs us about two hours of crew time at our published rate (~$385 of value), and the rate-lock means a 4–6% cost-of-living rate increase doesn’t hit your invoice. Total tangible value layered onto Year 2: ~$1,140, every year you stay on plan.
  • Rate-lock. Mandarin tile-roof rates climb 4–6% a year as chemistry, equipment, and labor costs rise. Annual freezes today’s number for the full 12 months from your first visit — if rates move, your invoice doesn’t.
  • The home stays ahead of the algae, not behind it. A la carte means you call us when you can see growth on the north side from the curb. Annual means we’re already on your calendar with a mid-year touch-up before it gets there — the algae kill warranty extends from 6 months to 12 on the shaded sides.
  • Priority weather windows. Mar/Apr and Oct/Nov in Northeast Florida fill three weeks deep with a la carte clients. Annual clients get those slots before they open to anyone else — you don’t chase a dry day, we hand you one.
  • One conversation a year, not five. No quoting back and forth, no “when’s a good time” texts, no chasing weather. The work is on your calendar, the rate is locked, the crew shows up.
  • The Year 2 paver-seal slot, if you ever want it. Concrete-drive sealer cycles open at 5–7 years. If you decide to seal the drive, annual clients get the date held at this year’s S&S rate.

First visit is identical on either path. Annual clients add the rate-lock, the mid-year touch-up, priority booking, and the 12-month rate guarantee on top. $1,200 annual exterior plan minimum (cleared by this property). Cancel any time with 30 days’ notice.
