3634 Camellia Bay is exactly the kind of Mandarin property our exterior side was built for: ~5,342 sqft of conditioned space, two stories, a tile roof, generous concrete around the house, and a window count that wants an RO/DI rinse rather than a squeegee. With the last exterior service sitting more than a year back, we’re past maintenance — this is a reset.

How we sized this without setting foot on the property yet. Year built, square footage, stories, roof type, and street-side measurements were pulled from public record (Duval county appraiser + listing photography) and cross-checked against your intake form (5,342 sqft, 2-story, tile roof, 20–35 panes, paver-free / concrete drive, last service >1 year). Pane count and material details get confirmed at the on-site walkthrough — we never quote tile blind. The walkthrough takes 10 minutes, it’s on us, and the number you see below is firm pending what we find at it. That’s the difference between a quote you can trust and one that grows on invoice day.

Three phases, real stopping points. The proposal below is broken into three phases so you choose the pace. Phase 1 is the load-bearing piece — tile roof + whole-house soft-wash, the work that resets the home. Phase 2 adds the concrete drive and walks. Phase 3 closes out with exterior windows and gutters. Every phase ends at a real stopping point and a clean invoice; nothing here is upsell pressure.

The first-visit number is already a bundle. The Phase 3 total of $2,995 is the bundled rate for running every surface in one crew day, on one truck roll, with one setup. Quoted as separate visits across the year — the way most companies sell it — the same five surfaces would run roughly $3,470 in trip-fee-included rates. You’re saving about $475 just by doing it together. That’s the “a la carte” column on the recurring section below: it already reflects the bundle.

Why $2,995 is already a savings number

Most exterior companies quote each surface as its own job, each with its own truck roll, setup, chemistry minimum, and travel time. By running all five surfaces in one crew day, we eliminate four of those overhead loads and pass the savings into Phase 3 directly. Here’s the math.

Why our annual clients pay less and get more

  • You keep the bundle savings and stack annual savings on top. The ~$645 trip-bundling discount is already in Phase 3 on either path. Annual adds another $450 off the Year-2 cycle plus the mid-year touch-up — that’s ~$670 in additional value layered on top of what you’re already saving by bundling.
  • Rate-lock. Mandarin tile-roof rates climb 4–6% a year as chemistry, equipment, and labor costs rise. Annual freezes today’s number for the full 12 months from your first visit — if rates move, your invoice doesn’t.
  • The home stays ahead of the algae, not behind it. A la carte means you call us when you can see growth on the north side from the curb. Annual means we’re already on your calendar with a mid-year touch-up before it gets there — the algae kill warranty extends from 6 months to 12 on the shaded sides.
  • Priority weather windows. Mar/Apr and Oct/Nov in Northeast Florida fill three weeks deep with a la carte clients. Annual clients get those slots before they open to anyone else — you don’t chase a dry day, we hand you one.
  • One conversation a year, not five. No quoting back and forth, no “when’s a good time” texts, no chasing weather. The work is on your calendar, the rate is locked, the crew shows up.
  • The Year 2 paver-seal slot, if you ever want it. Concrete-drive sealer cycles open at 5–7 years. If you decide to seal the drive, annual clients get the date held at this year’s S&S rate.

Phase 3 carries the bundled rate on either path — both columns include the same ~$645 trip-bundling savings. Annual clients add the rate-lock, the mid-year touch-up, priority booking, and 12-month rate guarantee on top. $1,200 annual exterior plan minimum (cleared by this property at any tier).
